1 | Formal Appointment
We execute the management agreement and agree a start date.

We gather lease agreements, compliance schedules, contacts and contractor records, and load everything into our systems.

3 | Initial site audit & compliance review
A full building walk-through with our Commercial Manager, confirming the compliance schedule and ongoing contracts.

4 | Tenant & agent introduction
We introduce ourselves to your existing tenants, connect with leasing agents on any vacancies, and set up clear payment and communication pathways.
Here’s some of the most common questions we get from property owners:

Any commercial building from single tenancies, multi tenancies, workshops, restaurants and warehouses.

We arrange contractors and IQP (independent Qualified Person) to carry out the annual BWOF and send all the information to council. We also arrange contractors to complete what is required on the compliance schedule that is supplied by the council.

We liaise with the owner and tenants several months before the renewal date and check their lease obligations to see if there is a rent review due at the same time. We then implement the renewal and increase if required.

It depends what is on the tenants lease as to what they pay. When we first engage the tenant, we check with their obligations are. When any repairs or maintenance are carried out, we pay all invoices from the rent collected and on charge the tenants their portion of the invoice.
